bingo gameResponsible for overseeing all phases of construction projects, while keeping the project on schedule, under budget, and in accordance with all safety and quality protocols. This position provides oversight of all daily activities at a construction site, by providing direction and management to all subcontractors and internal employees. Requirements include one year certificate from college or technical school and 7-10+ years of related experience and/or training; or equivalent combination of education and experience.
PROJECT MANAGER
Plans, directs, and coordinates activities of designated project to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters by performing the following duties personally or through Superintendents and Project Coordinators. Evaluates project scope and completes proposals, costs and budgets with accuracy. Develops projects to assure profitability and customer satisfaction. Requirements include Bachelor’s degree (B.A.) from a four-year college or university and 3-7+ years related experience and/or training, or equivalent combination of education and experience.
PROJECT ENGINEER
Entry level role providing field based assistance to the Project Manager or Team Leader. Plans, directs, and coordinates activities on designated bingo gameprojects to ensure that goals of the project are accomplished within prescribed time frame and funding parameters. Project Engineers will develop and master operational proficiencies in estimating, preconstruction, scheduling, information management, quality, safety, and close out, as well as businesses development and marketing. PEs may be assigned their own projects to manage in a learning environment and facilitate their development into an Assistant Project Manager role. This role typically requires a bachelor’s degree and 1-3 years related experience.
PROJECT COORDINATOR
Provides administrative support to Project Manager(s) from the beginning of the project (bidding/estimating process) through closeout. Responsible for organizing all project related components and materials including shop drawings, RFP’s, RFI’s, SI’s, and Change Orders, providing correspondence and scheduling meetings. Requirements include 3-5 years administrative related experience and/or training; or equivalent combination of education and experience. Knowledge of the construction industry is very helpful in this role.
PROPERTY MANAGER
Responsible for creating and maintaining favorable relationships with tenants, and securing the maximum economic return on the landlord’s investment.
- Responsible for the day-to-day management of assigned properties
- Develop and implement property budgets and comprehensive management plans, which bingo gamecreate value and a return on the Landlord’s investment.
- Review and analyze ongoing financial results to include the preparation of appropriate monthly reports for ownership and to ensure value and investment objectives are being met, where not, orchestrate appropriate corrective actions.
- Direct the leasing of vacant space, negotiate lease renewals and prepare lease assignments and amendments to assure optimum return for the landlord and property.
- Ensure the construction for renovation, leasehold and tenant improvements projects is successful and economically completed.
- Interface with and supervise maintenance personnel to ensure efficient handling of maintenance needs and administrative operation needs of the various properties.
- Prepare and implement promotion programs for the assigned retail properties, including directing any Merchants Association/Marketing Fund meetings/funds.
LEASING AGENT
Responsible for achieving the lowest vacancy factor possible with the highest rental income for all assigned properties by contracting prospective tenants, negotiating leases in conjunction with legal department and property managers, and obtaining signed leases from tenants for approval by Landlord.
- Seek out and develop potential tenants for Kraus-Anderson properties.
- Negotiate new leases to obtain as low as possible vacancy factor with the highest income possible.
- Interface with the Property Bingo onlineManager to ensure smooth coordination and transition with new tenants.
MAINTENANCE TECHNICIAN
responsible for daily building, grounds, and equipment operations to ensure good property appearance, safety, tenant satisfaction and efficient building operations and cost control. The Maintenance Technician will be responsible for a pre-assigned portfolio of properties
- Performs repair and maintenance of buildings plumbing, electrical, windows, doors, and mechanical systems as directed.
- Takes initiative to maintain appearance and cleanliness of site and building, including vacancies.
- Notify the Property Manager, Director of Properties or Vice President of Properties when emergency situations, hazardous conditions or problems arise.
- Conduct required periodic inspection of buildings equipment, mechanical systems and overall property, submitting appropriate reports as specified and in a timely manner.
- Ensure a clean and safe work environment and operate all equipment following safe and proper procedures and safety policies.
DEVELOPMENT MANAGER
Assist in the management of all facets of the development cycle including planning, design, pre-construction due diligence, entitlements, building permits and construction oversight.
- Responsible for coordinating input from owner/tenant regarding site and architectural design.
- Oversee and coordinate with outside consultants including architect, civil engineer, landscape architects, soils engineer, and environmental Bingo onlineconsultants in pursuit of completing due diligence, preparation of entitlement applications, and building permit submittals.
- Assist in the preparation of feasibility studies.
- Interface directly with tenants, consultants and others to define project requirements and constraints.
- Facilitate project strategy meetings, implements plan to keep project resources, owner and all involved informed.
CORPORATE SUPPORT SERVICES
We are always looking for talented, experienced individuals to fill office support services including accounting, marketing, human resources, information technology, diversity, and administrative positions. Even if we don’t have a specific position available, we will accept applications for these types of roles. Recommended Bachelors degree in related subject, plus three to five years of corporate experience.
